Dear Shadow Brook Homeowner:

The purpose of a homeowners association is to maintain, enhance and protect the common areas and interests of the neighborhood. As you know, Shadow Brook Swim Club (Association) is governed, in part, by the existence of covenants, conditions and restrictions, otherwise known as CCRs. According to many realtors, the continued existence of CCRs has made Shadow Brook one of the most sought after neighborhoods in Almaden. While good schools and established neighborhoods exist in Almaden, CCRs continue to be an attribute in Shadow Brook. In addition, one only need to go several blocks from our area to see the effects of not having CCRs as unkempt yards exist and extremely large motor homes are parked in driveways & side yards.

A few years ago, a previous Board asked for a volunteer group of Homeowners to draft a new set of CCRs. The group, known as the Documents Review Group, consisted of 10-15 homeowners with varying opinions. What has been drafted is the result of hard work and diligence. The Group has said the draft is not perfect but is ready for further review and input. This is where you come in.

The current Board will be posting the Draft version on the shadowbrook.org website for your review. The Board is aware the document needs additional input and it should be considered what it is, a draft. The goal is to obtain input from homeowners and you are encouraged to send comments to board08@shadowbrook.org. Also, a special Shadow Brook Board meeting will be scheduled in the future in order to have an open discussion on the CCRs. The Board has set a goal of presenting revised CCRs for approval at the fall 2007 Membership meeting. A lot of work is ahead for this to occur and I encourage you to get involved.

CCRs ensure longevity in maintaining an attractive neighborhood and high property values. I recommend you take this opportunity to participate in this important process.
